Payment

A 50% minimum down payment is due at the time of booking. Your balance is due 30 days prior to your check in. Any reservation made within 30 days of check-in date must be paid in full at time of booking.

Cancellations

Cancellations are allowed up to 60 days prior to check-in, with a full refund. Cancellations are allowed between 30-60 days with a 50% refund. Any cancellations within 30 days of check-in are non-refundable.

Exception: The Vieux. Cancellations are allowed up to 90 days prior to check-in, with a full refund. Cancellations are allowed between 60-90 days with a 50% refund. Any cancellations within 60 days of check-in are non-refundable.

Travel Insurance

We cannot stress enough the importance of purchasing travel insurance. Our cancellation policy is firm, however, we are reasonable as well depending on the circumstance – on a case by case basis. We do not refund due to weather, hurricane, illness, Covid, etc. Because of our strict policy, we highly recommend purchasing travel insurance.

Responsibility of Guests

Guests are responsible for the contents of the property and themselves during their stay. Guests agree to leave the property as they found it, which includes not moving furniture (or moving it back to it’s original place if it has to be moved) or taking any items with them upon departure. Guests must ensure that the property is securely locked at all times when they are not in the cabin. Lights must be turned off when you leave the property – with the exception of 1 inside or outside light left on.

  • CONDO: Carts are not allowed to be brought into the unit. They can be used to bring items up and down and then have to be returned downstairs after being used (HOA Rules).

Damage

Please make sure to let us know if there is any accidental damage done to the property or if any items are broken. Broken items should be left on the kitchen table after notifying the owner. Honesty is the BEST policy. Acceptance of this agreement acknowledges that you have agreed to this and that you are responsible for taking care of the cabin and it’s contents.

Property Rules

  1. SMOKING: NO SMOKING or VAPING OF ANYTHING IS ALLOWED INSIDE: Follow the rules posted for each property in regards to smoking. Any evidence of smoking inside will result in eviction and a $200 charge to your credit card on file.

    • CONDO: No smoking allowed on the balcony or inside. Designated smoking areas downstairs.

  2. PET POLICY: NO PETS ARE ALLOWED: Any evidence of pets in or near the cabin will result in eviction and an additional $200 charge.
  3. AGE REQUIREMENTS: Renters must be at least 23 years old to stay without special request. All must submit a valid driver’s license or government issued ID with current mailing address. Those ages 18-22 can request permission to stay, but it is not guaranteed. If you are under 20 years old, you must have a parent/guardian contact me directly and I will need a copy of both your government issued ID and your parents government issued ID.

    The Vieux (Cabin): MUST be at least 23 years old.

  4. AIR CONDITIONING & HEATING: Outside doors needs to be kept shut at all times and A/C directions followed that are posted by each thermostat.

    CONDO: The walls will sweat if the doors are left open. Balcony door must be kept shut.

  5. FIREPLACE: Where there are fireplaces, they are open November – March. They are closed for use from April – October. You must check that the flue is open. You must provide your own firewood, but do NOT clean out the fireplace when you are done, (unless you know exactly what you are doing and do it the day after using the fireplace – then just leave it in the metal bucket). The housecleaners will clean the fireplace. If the fireplace is used between April – October, an additional $100 will be charged to your card, or more if it causes damage to the cabin in any way.
  6. FIREPITS: There are NO firepits allowed at our properties. There have been multiple fires in the Sevier County area in the past years and we do not want to be the cause of one.

    CONDO: No firepits.

    The Vieux: There is a table with a small firepit type space in it. You can use a small amount of wood in it. You will HAVE to douse the wood with water before you leave it to go inside and leave the wood in the table.

  7. TRASH:

    CABINS: All trash can be taken to the green dumpster located behind 1231 Pine Mountain Way (Tanner Manor Lodge). You must relock the dumpster after putting the trash inside.

    CONDO: Trash can be taken to the trash chute located past the elevators.

  8. FORGOTTEN ITEMS: Please thoroughly check the cabin for your belongings before checking out. Although we are not responsible for items left behind, please notify us immediately if you left an item and we will do our best to recover it and have it shipped to you.
  9. QUIET HOURS:

    CABINS: Please be respectful of the other full-time tenants and other overnight guests in the area. Please don’t make excessive noise between the hours of 10:00pm – 8:00am. If there’s excessive noise after 10:00pm the owner or manager may come to the cabin and take necessary steps to make sure that the quiet hours are followed and you may be asked to leave.

    CONDO: Quiet hours are 9:00pm – 8:00am. The HOA reserves the right to enter the unit for a safety check if they receive notification from the neighbors that condo rules are being broken. The HOA has a rule that their security will be sent to the unit if there’s smoking noted on the balcony or excess noise.

  10. DRUGS: No drugs of any kind are allowed in our unit, even if it is legal in your home state. Any evidence of drugs will result in a $200 fine and eviction from the property.
  11. WEAPONS & HUNTING: Weapons are not allowed on our properties. No hunting at our cabins.
  12. TOWELS: You must bring your own towels for any outside use.
  13. CHECK-IN/OUT TIMES: We ask that you respect our 4:00 pm check-in time and our 10:00/11:00 am check-out time (depends on the property). We will contact you as soon as the condo/cabin is ready for you if it is done early.

    CONDO: You can ALWAYS get your parking pass early and hang out at the pool or at the beach until the condo is ready for you. You can also stay at the end of your trip for the rest of the day at the pool and beach.

  14. VEHICLES:

    CABINS: multiple vehicles can be parked at the cabins, if you have trailers please ask about those, but there is space available.

    CONDO: 1 Parking Pass can be purchased at the ground floor office – open 24 hours. There is free parking across the street but it’s at your own risk and when it’s available. This is an HOA rule, not ours. Passes are $40 plus tax for your entire stay.

  15. GRILL: Properties have either a propane grill or a charcoal grill available to use. If it’s propane, please make sure to turn off the gas on the tank after using it. If it’s charcoal, please make sure to douse the charcoal afterwards with water and not dump it out until the following day to ensure it’s fully cooled.

    CONDO: Check first to see if there is charcoal and lighters by the grills located near the pool.

  16. BEARS & CARS: Make sure to lock your vehicles at night and it’s recommended to not leave food in them overnight. Although it’s never happened on our properties, you can never be too careful and we are not responsible for your vehicles while they are on our property. Due to bears, skunks, raccoons, squirrels and other outside animals that like to go through trash, trash can NOT be left outside.
  17. HOT TUB: For those cabins with a Hot Tub: The posted rules in the cabins must be followed or there will be a fine of at least $250, but it could be higher depending on the amount of damage done to the hot tub. NO: soap, bubble bath, essential oils, shampoo, conditioner, horse play/rough housing, sitting or walking on the lid. Lid must be on the hot tub at all times it’s not in use. Shower/rinse off prior to getting in the hot tub. There should be snack size Ziploc bags in each cabin. These have powder in them to put in the hot tub after each time everyone gets out of it. This helps keep the hot tub clean in a way that is safe for the guests – people can be in the hot tub 15 minutes after the powder has been put in.
  18. POOL: CONDO ONLY: You must adhere to the current pool rules posted at the pool including times it opens and closes.
  19. CHECK-OUT PROCEDURES (also posted on the refrigerator with more details):

      CHECK-IN: 4:00 PM | CHECK-OUT: 10:00/11:00 AM We will try to grant a request of an early check in or late check out time, but it is not guaranteed. Our housecleaners have multiple properties to clean and some days multiple turns. If you are still in the cabin when the housecleaner arrives at 10:00/11:00am or later, you will need to pay a late fee of $50.00. Check Out: 10:00 at The Vieux, Check Out: 11:00 all other properties.

      Our housecleaners give a discount for you doing these simple things before you check out and we pass that discount on to you. It helps them to be able to be done faster so that the next guests can check in on time. At times, our housecleaners have up to 9 cabins to clean (not all ours) in 1 day.

  • Take the trash to the trash chute or dumpster.
  • If there’s a washer/dryer: please put 1 load of dirty towels in the washer and start it with our laundry detergent. Put the rest of the dirty towels in the main floor bathtub. Don’t overload the washer.
  • If there’s no washer/dryer: just put all used towels in the bath tub.
  • Please strip ONLY the beds that were used – strip ONLY fitted sheet, plain flat sheet and plain pillowcases (not mattress pad protector, not comforter, not pillow shams – our housecleaner takes care of those) and put them in a laundry basket. If the laundry basket is missing just leave them on the floor in 1 bedroom.
  • Set thermostat to 75 degrees in the summer and 60 degrees in winter.
  • If there is a dishwasher: Load used dishes in the dishwasher and start cycle. Put away any previously washed dishes.
  • If there is no dishwasher: wash all dishes and leave them in the dish drainer.
  • Throw away to-go boxes. If you have extra condiments, spices, sugar, coffee etc., feel free to leave those for the next guests. Unopened food and drinks can be left and the housecleaners will find a place for it to go. Remove rest of food items from fridge/freezer.
  • Return TV remotes to the proper rooms.
  • Turn off all lights and lock all exterior doors. Leave all inside doors unlocked.
  • Send a text to 985-288-8037 with ‘The Vieux’ and a note about checking out and the time you will be leaving. Please try to do this at least 30 minutes prior to leaving. We have other cabins in Pigeon Forge and a condo in Gulf Shores, Alabama so this cuts down on confusion about which property is checking out.
  • Have a safe trip home! I’d love to be able to give you a recommendation for renting from someone else in the future and we’d love to have you back in the future as well.

Acknowledgements

  1. Guests acknowledge that, as is the nature of a vacation rental, occasionally unforeseen failure of appliances or utilities such as electricity, water, cable or internet will occur. Please contact owner as soon as possible if anything happens. Owner will make all attempts to rectify such failures in a timely manner. Guests acknowledge, as these circumstances are out of the owners’ control, refunds or rate adjustments will not be given.

    CONDO: If cable or internet goes out, please contact the cable company at 251-967-4455. They are very helpful with walking you through troubleshooting and are local so they can send someone out if absolutely necessary.

  2. Housekeeping: In the event that you notice any issues with the cleanliness of the cabin, please notify us immediately. We will make all efforts to correct any problems in a timely manner.
  3. A driver’s license or other valid government ID must be sent by email or text to the Owner along with this page signed by the same person. This has to be someone who will be staying in the cabin and the one responsible for it.
  4. Guest acknowledges that by signing this agreement, he/she is the reservation holder and will be one of the guests staying at the cabin. This reservation is non-transferrable. In the case of someone younger than 20, an adult will also need to sign and send a picture of his/her license along with the license/government ID of the person who will be staying in the unit.
